I live close by in the area and while walking today met an incredibly helpful employee Mike H. who was maintaining the property. I had questions as I’m in the process of planning to move when my lease ends in a few months. He answered what questions he could and directed me to the leasing office for the ones he couldn’t. I didn’t have time to inquire today but will definitely be stopping by in the very near future to ask a few more questions and possibly schedule a viewing. If the maintenance team is that accommodating it speaks volumes for the complex in general. Thank you Mike H for your kindness and assistance! It goes a long way!

I lived at Avalon Fort Greene for 12months. The building and apartment itself are modern and well-maintained, but there are some significant drawbacks worth knowing about. The biggest issue is the noise. The apartments facing the street (especially front-facing ones) get constant ambulance, fire truck, and police siren noise. It happens all day and night — very disruptive if you work from home or value quiet. They have strange group of people who like to hang outside in the common area . On move-out, I was extremely disappointed with how they handled the deposit. Even though I left the apartment sweep clean (as specifically stated in the lease), they still charged me for a full cleaning service. They also deducted money from my deposit for small holes I had drilled in the wall. I am currently disputing these charges because I believe they are unfair. Advice for future residents: • Ask specifically before signing: “If I drill small holes for wall hangings/art, will you charge me?” • Clarify exactly what “sweep clean” means to them on move-out, because my understanding of it did not match what they charged for. • Get lots of photos and video of the apartment in clean condition when you leave. Overall, the location is convenient but the noise and unexpected move-out fees left a bad final impression. Do your due diligence and ask lots of questions about their policies before signing the lease. Look at the pictures I left a mug in the microwave we got charge for cleaning fee and they shared a picture of the fridge. I would take them to small court but that is a whole days salary I will have to sacrifice. I will be writing to the mayor of the city.
